The Wayfinder Hotel is slated to open in Newport, Rhode Island as an elevated take on the locale’s traditional inns. New York-based design studio Reunion Goods & Services is crafting the 197-room boutique concept with a bright and airy atmosphere that evokes a laidback coastal style.

Deviating from customary nautical references, the interior design opts for vintage touchpoints, vibrant custom furnishings, and more than 1,000 pieces of locally sourced artwork. Amenities will include signature restaurant Nomi Park, as well as a solarium bar, coffee shop, and poolside dining. An onsite retail space will also showcase a range of local artisanal goods.

White Street Loft is a project designed by Kimberly Peck Architect. This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. Photography by Pedro Marti

The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

If Count Dracula were cruising the housing market for a modern pad to replace his decaying castle, then these spacious dark interiors with blood red accents might catch his eye. The gothic inspired colour combo paints moody glamour through three dramatic concept homes, where it cocoons modern furniture, inspires a mysterious lighting scheme, and hushes the outside world. These are homes for escapism, a place where the homeowner can set their own rules. Although darkness dominates, the spaces open up with lofty ceilings and huge windows. Textured stone walls and expanses of traditional panelling are employed to play in the shade, whilst curious sculptural pieces rise out of the shadows to build intrigue.

Eleventh Street Duplex is a project designed by Kimberly Peck Architect. The goal of this renovation was to create a stair with a minimal footprint in order to maximize the usable space in this small apartment. Photography by Pedro Marti.

The existing living room was divided in two and contained a steep ladder to access the second floor sleeping loft. The client wanted to create a single living space with a true staircase and to open up and preferably expand the old galley kitchen without taking away too much space from the living area. Our solution was to create a new stair that integrated with the kitchen cabinetry and dining area In order to not use up valuable floor area. The fourth tread of the stair continues to create a counter above additional kitchen storage and then cantilevers and wraps around the kitchen’s stone counters to create a dining area. The stair was custom fabricated in two parts. First a steel structure was created, this was then clad by a wood worker who constructed the kitchen cabinetry and made sure the stair integrated seamlessly with the rest of the kitchen. The treads have a floating appearance when looking from the living room, that along with the open rail helps to visually connect the kitchen to the rest of the space. The angle of the dining area table is informed by the existing angled wall at the entry hall, the line of the table is picked up on the other side of the kitchen by new floor to ceiling cabinetry that folds around the rear wall of the kitchen into the hallway creating additional storage within the hall.

Apricot, light greens, sky blue and naturals combine to create relaxing, light-hearted environments for modern living. These four bright interiors are average sized homes, which exhibit practical ideas for comfortable layouts within modest dimensions. The warming apricot vibes that flood through these spaces cultivate an uplifting mood that feels like coming home to a hug. Blue and green tones cool down the palettes, along with breaths of grey that bring back an air of sophistication. Natural timber elements beautifully earth the light multicoloured schemes and introduce a tactile quality. We also see how to take colour down a notch by switching out sweeter accents for sandy base tones, whilst staying equally warm and welcoming.
